Single Storey Open Plan Kitchen Extension

Creating space for the family to be together

This great single storey extension transformed the way the family lived in this house. This modern build had the conventional separate kitchen and dining room of new build. Great on paper but in reality, 2 small and largely impractical rooms for a growing family.

The project was to extend the property into the garden by the maximum permitted development of 3m x 5m and knock through the existing kitchen and dining room to create one large room.

The project was completed in 2 phases. Firstly we constructed the extension on the outside of the house including lean to roof to with velux windows and an aperture for a 3 pane bifold door. Once secure we took out the dividing wall between kitchen and dining room and knocked through the outside wall to complete the new space. 3 steels were required to support the internal and external walls and special care was taken to minimise the impact on space internally due to supporting posts being needed. In fact only one small supporting post was needed to support the internal wall.

We organised and managed all the trades; electricians, plumbers, plasterers and kitchen installers ensuring the build ran really smoothly.

We'd seen Pete, Carl and the teams work on a friends house and the glowing reference they gave, easily led us to choose PHC Easter as out first choice.

Right from the beginning, talking to Pete to help decide what would work best, the building and roofing team of Carl, Neil and James and all the trades, everyone was knowledgeable, friendly and considerate throughout. Getting to know the business, we could see that their policy of employing full time teams pays dividends in service levels.

The initial stages threw up some challenges as our foundations needed to be dug over 6ft deep due to it being discovered the house was built on filled land. There wasn't a hint from the team of an issue however and it was all resolved professionally and with hardly an impact on timescales.

The end result is fantastic. Really we had a choice of moving house or extending. Our growing family needed more living space and this has given us so much. A large kitchen and dining area which we pretty much live in.

During the planning stages their expertise was invaluable, a lean to roof with velux windows provides height and light into a modern build low roof property and the large bifolds extend the whole room into the garden. Matt the plumber and Lee the electrician were very helpful too with advice giving us novices a real understanding of what was needed (and not needed) which helped us create the extension we wanted.
